Services, Customary Fees & Terms/Conditions

Appraisals - Of real estate and/or personal property of any sort for Estate Tax or other purposes. Fee is usually an hourly rate of $35/hour/person. Qualified specialists outside the business are used, as required and approved in advance by the client, for consultations at independent rates.

Real Estate Auctions – Real estate is offered, with reserve, at a commission rate of 2%. Client agrees to pay only Contract specified advertising costs in the event of a “no sale”; i.e. bid price does not meet seller’s reserve. Note: Our business policy is never to offer real estate “absolute” or with a “buyer premium”.

Personal Property Auctions (on site or at a remote/rented site) – Antiques & collectibles, household furnishings, tools & miscellaneous, not including automobiles/trucks, are offered at a commission rate of 8% plus expenses for advertising, building/tent rental, prep labor, clerk, cashier & runners (all documented on a detailed, written, pre-auction contract). Note: Our policy is “No Buyer Premium” will be charged.
Autos/Trucks (as part of an Estate or Consignment) are offered at a commission rate of 5% (plus a prorated share of the expenses enumerated above for Personal Property Auctions when the consignor is not the owner of the other merchandise being offered).
General Terms & Conditions

  • All merchandise and Real Estate is offered “As is, Where is” unless announced otherwise by the Auctioneer at the time of sale.

  • All items, except for Real Estate, must be paid in cash or with approved check, before removal from the auction site.

  • Real Estate customarily requires a 10% down payment at knockdown (in cash or certified or personal check on a PA bank), with balance due at closing within 30 – 60 days, as specified in the auction ad. A Seller Disclosure form will be provided, where required, prior to offering real estate.

  • Disputes arising between bidders will be settled between the disputing parties by the auctioneer; or, the item will be re-offered at the auctioneer’s discretion.

  • Bidding is by number only. Buyers must provide identification.
